norman rourke pryme were appointed for the project management and cost consultant for this project consists of a basement with swimming pool, pool deck, studio, laundry, storage rooms and plant room located around a central glazed full height atrium and enclosed garden space, with a further three storey dwelling above consisting of ground floor main entrance lobby, office, office lobby, two bedroom with guest bathroom and integrated garage, first floor kitchen and double volume dining area, study and master bedroom suite with en-suite and external terraces, second floor lounge and external roof terrace.
The scheme also included five borehole and ground heat source pumps, heat exchangers and photovoltaic panels with centrally boilers, underfloor heating, energy efficient lighting. The building is constructed using high quality finishes with imported bricks from Denmark and bronze facades incorporating Skyframe windows with Dinesen timber flooring, exposed concrete central spine wall and steel structure staircase and balustrading reclaimed stone floors. The site is constricted by two existing buildings on each side and has four further adjoining properties. Great care has been taken to restrict any possible concerns with overlooking into neighbouring properties.
Due to the constricted nature of the site, rear access has been obtained from the adjoining owners via party wall agreements and negotiating suitable scaffold licences. The project has been contracted on the NEC3 Option A Contract.
