norman rourke pryme were appointed for this prestigious residential scheme, located opposite Lords Cricket Grounds, comprises 116 high quality apartments (ranging from 1 bed to 4 bed) and won the Evening Standard New Development of the Year Award. The 10 storey building is of concrete frame construction with stepped terraces to the rear. The external façade is a mixture of brickwork, curtain walling, render, reconstituted stone, terracotta tiling and hardwood panelling. The design included a large reception/seating area with fireplace, high quality circulation areas, four lifts, external landscaping garden deck and basement parking.
The contract was let using a JCT Standard Form of Building contract with Contractor’s Design using a two stage tender to allow early contractor involvement with the design. The second stage involved a period of joint design development between the Employer’s and contractor’s designers. The contractor prepared packages enabled the remaining design risk to be agreed and for the pre-let of demolition and substructure works.
