Redevelopment of a major commercial office in Westminster
The Challenge
Supporting the transformation of an outdated office building into a progressive workspace, with sustainability and active travel at its core.
The redevelopment of a major commercial office in Westminster using a retrofit and refurbishment approach faced the challenges of delivering high-quality active travel facilities within a constrained building footprint and achieving meaningful public realm improvements to support wider urban greening objectives.
The Solution
Our transport planning team worked closely with the design and client team to balance site constraints with sustainability goals. We developed a strategy that maximised the quality and usability of end-of-trip facilities, while successfully agreeing a proportionate approach to cycle parking provision.
To complement this, we supported the delivery of enhanced public realm and green infrastructure through landscaping improvements on the public highway. A comprehensive Transport Statement and Delivery and Servicing Management Plan were prepared to demonstrate policy compliance, address stakeholder concerns, and support the planning application.
The Results
This coordinated approach secured planning consent for the redevelopment, ensuring a modern, sustainable office environment. The project demonstrates how a refurbishment-led scheme can deliver high-quality active travel facilities and contribute to urban greening, while achieving a pragmatic balance between planning policy requirements and site constraints.
